Budget $25,000 to $80,000 for a full kitchen renovation in Hamilton as of 2026. The bottom of that range buys a complete same-layout renovation: new cabinets, quartz counters, backsplash, flooring and mid-range appliances. The top buys semi-custom or custom cabinetry, layout changes and premium finishes. True custom projects — structural work, panel-ready appliances, detailed millwork — run $75,000 to $150,000 and beyond.
Per square foot, expect $150–$500+, with mid-range work commonly landing at $250–$400. Labour makes up 30–50% of the budget, and quotes almost always exclude 13% HST — ask, because a quote that includes tax and one that doesn't can look $8,000 apart on the same scope.
Hamilton's spread within those ranges is wider than most GTA cities, and the reason is the housing stock. Hamilton Price Tiers: Standard Renovation to Full Custom
Below about $25,000 you are in refresh territory — paint, hardware, counters, perhaps refacing — which is worth doing, but it is not a renovation. From there:
Standard full renovation, $25,000–$40,000. Everything comes out. Stock or entry semi-custom cabinets go back in the same layout, with quartz counters, tile backsplash, new flooring and a mid-range appliance package. Four to six weeks on site.
Mid-range, $35,000–$60,000. Semi-custom cabinetry at $300–$900 per linear foot, under-cabinet lighting, better stone, often an island. This is where most Hamilton projects we quote actually land.
Custom, $75,000–$150,000+. Custom cabinets at $800–$1,500+ per linear foot, layout or structural changes, premium slabs. A full gut runs 8–12 weeks; open-concept structural work runs 10–14.
Two add-ons move the number fastest: layout changes at $3,000–$8,000, and wall removal — engineering, beam and permit included — at $5,000–$15,000. If the wall is load-bearing you will need engineered drawings, which is a schedule item as much as a cost item.
Century Homes vs Mountain Bungalows: How House Age Moves the Number
Lower-city Hamilton — Durand, Kirkendall and the surrounding streets — is Victorian and Edwardian brick, much of it built before 1930. These kitchens hide the classic old-home stack: knob-and-tube wiring, galvanized supply pipe, plaster-and-lath walls. Insurers now routinely refuse coverage on active knob-and-tube, and a kitchen renovation is the natural time to deal with it — selective remediation runs $5,000–$15,000, while a substantial rewire of the whole house runs $15,000–$35,000. A galvanized repipe adds $2,000–$15,000 depending on access. None of that shows up in a showroom quote, which is exactly what drives renovation costs up between the estimate and the invoice when nobody checks first.
The Mountain is a different era: 1950s–70s bungalows and split-levels built after escarpment access improved. Homes wired between 1965 and 1976 often carry aluminum branch wiring — not illegal, but insurers want ESA-permitted copper pigtailing. Textured ceilings from this era should be presumed to contain asbestos until tested; the rule of thumb is to test anything built before about 1990 before disturbing it.
Ancaster, Waterdown and upper Stoney Creek are largely 1990s–2010s subdivisions. No hazmat, copper wiring, straightforward demo — kitchens there price closest to the base ranges.
Cabinet, Countertop and Trade Labour Pricing in Hamilton
Cabinets take 30–40% of a typical kitchen budget. As of 2026, installed pricing runs:
- Stock cabinets: $150–$400 per linear foot
- Semi-custom: $300–$900 per linear foot
- Custom: $800–$1,500+ per linear foot
- Quartz counters: $75–$140 per square foot; a typical kitchen totals $3,200–$6,500 installed

Appliance allowances range from $2,000–$4,000 for a budget four-piece package to $4,000–$10,000 mid-range; pro-style packages pass $10,000 quickly. On the labour side, GTA plumbers bill $110–$200 per hour and licensed electricians $95–$150 per hour, with tile setters at $80–$125 per hour or $8–$15 per square foot for standard formats. Plumbing and electrical each contribute $1,000–$8,000 to a kitchen depending on how much moves.
Hamilton Building Permits: Fees and When Kitchen Work Needs One
Replacing cabinets, counters, flooring and appliances in place needs no building permit anywhere in Ontario. The permit triggers are moving or adding plumbing, removing or altering walls — load-bearing or not, if room sizes change — and relocating ductwork.
Hamilton's minimum building permit fee sits at $283 under the current fee schedule, with further increases proposed — treat that as a floor for 2026 and confirm current numbers with the City before you apply. Once a complete application is in, the legislated first review for houses is 10 business days; incomplete drawings restart the clock, so a properly prepared submission is worth more than a fast one.
Electrical work is never covered by the municipal permit. Every new circuit needs an ESA notification filed by your licensed electrical contractor — typically $90–$300 on a kitchen scope and normally wrapped into the electrician's price. If your project removes a load-bearing wall, budget for engineered beam drawings as part of the permit package.
One more Hamilton-specific note: kitchens in Durand's heritage streets can face conservation constraints on exterior changes such as new window openings. Interior-only scopes are unaffected.
Budgeting Your Hamilton Kitchen and Booking a Quote
Match the budget to the house. In a post-1990 Ancaster or Waterdown home, the published tiers hold and a $35,000–$60,000 mid-range project is a safe planning number.
