
A 2026 kitchen asks far more of its wiring than a 1966 kitchen did. What a modern GTA kitchen needs electrically, what ESA permits cost, and when the panel itself becomes the project.
What a Modern Kitchen Asks of Its Electrical
The electrical scope is the least visible part of a kitchen renovation and one of the most common sources of budget surprise. As of 2026, the electrical line on a typical GTA kitchen runs $1,000 to $7,000 — new circuits, pot lights, under-cabinet lighting, and any code updates the work triggers — with licensed electricians charging $95 to $150 per hour in Toronto.
Why so much wiring for one room? A renovated kitchen concentrates more load than any other space in the house: a range or wall oven, dishwasher, refrigerator, microwave, hood fan, and a counter full of small appliances that each pull serious current. Modern electrical code treats the kitchen accordingly, and counter receptacles within reach of the sink need ground-fault protection.
If your kitchen was last wired when the house was built — and in much of Scarborough, North York and older Etobicoke that means the 1950s through 1970s — the renovation is the moment the wiring catches up. Better to plan for that than discover it during demolition.
Dedicated Circuits: Range, Island, Dishwasher, Counters
On our kitchen projects, the circuit list looks roughly like this: a dedicated 240-volt circuit for the range, dedicated circuits for the dishwasher and refrigerator, a circuit for the microwave, separate counter receptacle circuits so two appliances running at once do not trip a breaker, plus lighting.
Islands deserve special mention. If you are adding one, it needs its own receptacles — which means running wire under the floor before anything is finished. That is easy in a Vaughan two-storey with an unfinished basement below, and much fussier above a finished basement ceiling. It is one more reason to settle whether your kitchen fits an island early, before the rough-in window closes.
Each new circuit is also a permit trigger. Swapping a light fixture is one thing; adding circuits is regulated work, which brings us to the two-system problem.
ESA Notifications vs Building Permits: Two Separate Systems
Ontario runs electrical approvals completely separately from municipal building permits. All electrical work requires a notification of work — commonly called an ESA permit — filed with the Electrical Safety Authority. Your city never sees it, and your building permit never covers it.
Two rules matter for homeowners. First, only a Licensed Electrical Contractor, or you personally in your own home, may legally do electrical work in Ontario — a handyman cannot. Second, the contractor files the ESA notification within 48 hours of starting work; homeowners doing their own work file at higher non-contractor rates.
Meanwhile, the municipal building permit covers the other half of the renovation: wall removals, plumbing moves, ductwork. A kitchen that opens a wall and adds circuits needs both tracks running in parallel. Panel Capacity: When 60 or 100 Amps Is Not Enough
Every circuit you add draws from the same service. Pre-war homes in Riverdale, Parkdale and older East York frequently still run 60-amp service — fine for a 1940s household, hopeless for a kitchen with a 40-amp range circuit plus everything else. Mid-century homes typically carry 100 amps, which is workable but can get tight once a renovation adds induction cooking, or when an EV charger is on the wish list too.
A service upgrade is commonly quoted at $2,000 to $5,000 in the GTA, though it varies enough by house — overhead versus underground service, panel location, meter base condition — that you should treat that as a planning range and confirm per project. The ESA side of a panel change is modest: $86 when a contractor files it, as of the 2026 fee guide.
Our advice: have the electrician assess the panel at the quoting stage, not at rough-in. Discovering a capacity problem mid-renovation adds cost and, worse, adds weeks.
2026 Costs: Electrician Rates and ESA Fees
The numbers that matter for budgeting, current as of 2026:
- Licensed electricians: $95–$150/hr typical in Toronto, with the market average around $135–$140/hr
- Service-call minimums: $150–$250, so small standalone jobs carry a premium
- ESA fees on a typical kitchen renovation: roughly $90–$300, scaled to the number of outlets and devices, and usually built into the electrician's quote
- Total kitchen electrical scope: $1,000–$7,000 within a full renovation
A renovation notification stays valid for 12 months, so one filing covers the whole project. Two cautions: quotes usually exclude 13% HST, and weekend or emergency rates run 1.5 to 2 times standard. Old Wiring Triggers: Knob-and-Tube and Aluminum
Demolition is when a kitchen renovation finds the house's history. Two discoveries change budgets.
Knob-and-tube shows up in homes built before about 1950 — the Victorian and Edwardian stock of Leslieville, Cabbagetown and the Annex — and it hides. A house can have a modern panel and still carry live K&T in the ceilings. Insurers now routinely refuse or cancel coverage over active knob-and-tube, so once it is exposed, it usually has to go: selective remediation runs $5,000–$15,000, and a substantial rewire of a typical house $15,000–$35,000.
Aluminum branch wiring is the 1965–1976 story — the back-split belts of Wexford and Agincourt in Scarborough, and the earliest Erin Mills phases in Mississauga. It is not illegal and not automatically uninsurable; the fix insurers accept is copper pigtailing done under an ESA permit with a Certificate of Acceptance. Left unmitigated, it can add roughly $1,200–$2,400 a year to insurance premiums.
This is exactly why we tell clients renovating pre-1980 homes to hold a 10–20% contingency. Most never spend it. The ones who need it are glad it exists.
Sequencing the Electrical — and Deciding How Far to Go
Electrical rough-in happens after demolition, alongside plumbing, and everything gets inspected before insulation and drywall close the walls. Cover wiring before its inspection and you will be opening those walls again. Finished work — devices, fixtures, appliance connections — lands near the end, just before counters and backsplash.
How far should you take it? If your panel has room and the wiring is copper, upgrade the kitchen circuits to current expectations and stop there. If the house still runs 60 amps or the demo exposes knob-and-tube or aluminum, do the corrective work now, while the walls are already open — it will never be cheaper than during this renovation. And if you are within a few years of adding an EV charger or finishing a basement, size the panel for that future in one visit.
