Load-Bearing Wall Removal Cost in Toronto & the GTA

Most load-bearing wall removals in the GTA land between $5,000 and $15,000 once engineering, permits, the beam and finishing are counted. Here is where that money goes.

The 2026 Answer: $5,000–$15,000 — and How to Tell If Your Wall Is Structural

Removing a load-bearing wall in Toronto and the GTA typically costs $5,000–$15,000 as of 2026. That range covers the engineered beam design, the building permit, temporary shoring, demolition, the new beam and posts, and the drywall and paint to close it all back up. A simple partition with nothing above it comes out for a fraction of that; a long span under a two-storey house pushes past the top of the range.

So which do you have? A few signs we check on every site visit: walls running perpendicular to the floor joists usually carry load, and so do walls stacked above a basement beam or a row of teleposts. The centre wall in a Scarborough or North York back-split from the 1960s and 70s almost always carries the mid-span of the upper levels — those houses were framed around it. Exterior walls always carry load.

None of this replaces an engineer. Guessing wrong means sagging floors above, cracked drywall, doors that stop closing — and a repair bill far larger than the engineered drawings you need anyway.

Where the Money Goes: Engineering, Permit, Beam, Demo, Finishing

Here is how a typical GTA load-bearing removal breaks down in 2026:

  • Structural design. An engineer or BCIN designer sizes the beam and posts and produces the permit drawings. On most single-wall projects this sits near the bottom of the $500–$6,000 design-and-permits band we see across full renovations.
  • Building permit. Toronto bills residential interior alterations at $11.53 per square metre of work area with a $214.79 minimum fee; a realistic permit package with zoning review runs roughly $700–$3,500.
  • Electrical. Any circuits inside the wall get rerouted under an ESA notification — typically $90–$300 in fees, usually built into the electrician's quote.
  • Shoring, demolition and the beam. Temporary walls carry the load while the old wall comes out, then the LVL or steel beam and posts go in.
  • Finishing. Drywall runs $3.00–$4.50 per square foot installed, and repainting a single room lands around $5 per square foot of wall area because setup costs are fixed.

One comparison note: quotes normally exclude HST, so add 13% when you run the numbers.

Steel vs LVL Beams, Flush vs Dropped Installs

Most residential spans in the GTA are handled with engineered lumber (LVL). It is lighter, easier to carry into an occupied house, and cheaper to install. Steel takes over on long open spans and heavy point loads, and it costs more to supply, deliver and place.

The bigger price fork is flush versus dropped. A dropped beam sits below the ceiling inside a bulkhead — the simpler, cheaper install. A flush beam tucks up into the floor structure so the ceiling reads as one clean plane, which means cutting the joists, hanging them off the beam with hardware, and considerably more structural labour. Expect flush to add meaningfully to the quote.

In a kitchen-to-living-room opening where sightlines are the whole point, most of our clients choose flush. In a basement, a bulkhead is usually an easy compromise. If the wall removal is step one of a full open-concept conversion, settle this decision early — it changes the engineering, the schedule and the price.

What Multiplies the Price: Spans, Point Loads, Hidden Services

Four things reliably push a wall removal toward the top of the range.

Span and loads. A 12-foot opening under one storey is routine work. An 18-foot opening carrying a second floor and roof needs a much deeper beam, larger footings under the posts, and sometimes steel.

Point loads. Where a post lands mid-floor, its load has to travel all the way to soil. That can mean opening the basement ceiling and pouring a new footing pad under the post — real money that never shows in the upstairs photos.

Hidden services. Plumbing stacks, heat runs and wiring love centre walls. A drain stack inside the wall is the classic surprise; rerouting it is plumber-and-permit work, not a framing detail.

Old finishes. In homes built before about 1990, plaster and drywall compound may contain asbestos — a lab test runs $300–$800, and a positive result means licensed abatement before demolition starts. Pre-1950 houses can also hide knob-and-tube in the ceiling above the wall.

This is exactly why removing the wall between a kitchen and living room only gets a firm price after a site visit.

Permit Drawings and Inspections: The Legal Path to an Open Wall

Every wall removal in Toronto needs a building permit — even a non-structural partition counts as a material alteration when it changes room sizes. Load-bearing removals must include the engineered beam design with the application.

The good news: interior alterations qualify for Toronto's Express Services stream (formerly FASTRACK). Clean, zoning-compliant submissions see examiner review within about 3 business days and often a permit within about 5. Files that miss the checklist drop into standard review, where 4–6 weeks is the realistic 2026 timeline.

Inspections matter as much as the permit. The framing inspection happens before drywall closes the beam in — cover it early and you will be opening it back up for the inspector. A final inspection closes the permit, and that matters years later: open permits surface in title searches and complicate a sale. Bungalow vs Two-Storey: What Each Scenario Costs — and When to Go Ahead

A 1950s Etobicoke or Scarborough bungalow is the friendliest case: one storey of load, modest spans, and posts that often land near existing foundation elements. These jobs commonly finish in the lower half of the range, with the wall out and beamed within days.

A two-storey removal — opening up the main floor of a 1980s Markham or Mississauga house, say — carries the second floor and sometimes roof loads. Longer LVLs or steel, new footing pads and more finishing put these in the upper half of the range, $10,000–$15,000 and beyond for long spans.

When does it make sense? If one wall is the only thing between you and the layout you want, removal is dramatically cheaper than moving house — and it is routinely the highest-impact line in a whole-home renovation budget.
